FAQs

Who is Red Roan Enterprises, LLC?

Trade Name vs. Legal Business Name

We market and brand under a trade name, Oso Negro Land Co.  However, we hold land under our legal business names either Red Roan Enterprises, LLC or RRE Solo 401k Trust (Roth).  If you look at the purchase agreement you’ve signed, it says which entity the land is under and that will be the entity on all legal documents as well as the one you make out the cashier’s check to.

How do I pay for my land?

Cash vs. Certified Funds

We do not accept cash in amounts greater than $500.00.  If your purchase is larger than that, we will need a cashier’s check or money order made out to the correct entity listed on your closing statement/purchase agreement. Please note that we do not accept personal checks nor debit/credit cards.

When do I pay taxes and how much do I pay?

Taxes

You are responsible for all taxes due as soon as we record the deed transferring the property into your name.  The county only updates the owner on record once a year, so it will say our name online, but you will still be responsible for all property taxes as soon as you take ownership. Here is the link to Sandoval County’s property search where you can search for the taxes due: https://etweb.sandovalcountynm.gov/Treasurer/treasurerweb/search.jsp.  You can find a similar site for Bernalillo and Valencia county by searching for the county's treasurer's site.
