If you are thinking about a land purchase, we know you may have questions, and we’ve got answers! Let’s look at the important topic of “zoning”. |
County or City governments assign zoning categories to specific areas to manage how land and properties can be used by their owners or residents. All land is zoned. |
Depending on where a lot is located, it will be zoned for a type of use such as residential, commercial, industrial, or agricultural. |
In most New Mexico counties, zoning categories are given short abbreviations such as R-1 (Single Family Residential), T-Z (Transitional), RR (Rural Residential), or PD (Planned Development). |
Since zoning or zoning explanation is not usually included in the Purchase Agreement or on the deed to a piece of property, a buyer would want to make sure to understand what is allowed with a particular type of zoning before purchasing land. |
