What to Know: Location and Long-Term Value

Did you know that land in many growing NM counties can cost far less than an auto, small RV or vacation? Land usually increases in value over time, while the average vehicle or other larger purchase does not. And speaking of land values, for land as with all Real Estate, those three words “location, location, location” really do matter! |
Keep in mind, what is in the area near a lot today and what is planned there for the future will affect purchase price AND future value. Land in or near an area of development – or in the path of future community growth – is much more likely to increase in value. |
Development means many things, including roads, businesses, schools, neighborhoods, and parks that may already be there, or are being planned for the area. Whether roads are paved or unimproved and whether utilities exist or are planned will also affect both purchase price and long-term value growth. |
To find out about existing and future road development, you can search on the internet for new road construction near the area you are interested in. You can also check out the New Mexico Department of Transportation’s Active Projects & Public Involvement Opportunities website with an interactive map searchable by county. |
Many Oso Negro lots are in the heart or the path of development. Two major road projects where we have land available are the Paseo del Volcan (NM 347) Road Extension Study and the I-25 Second Interchange and East-West Corridor Project: Los Lunas Boulevard. |
